VISION

eco-one endeavours to reflect the principles of an Eco Industrial Park (EIP) by design, in spirit and construction. Some of the general design principles that eco-one Industrial Park will encompass, includes intelligent landscaping using indigenous plants, integrated green belts, abundant natural water supply, the use of recyclable building materials, natural lighting, improved thermal building insulation, as well as the option for sustainable energy generation.

While the efforts of eco-one will have a positive environmental impact, the enhanced energy efficiency will also translate into real economic gains for businesses, who will have flexibility to reduce operational costs.

eco-one plans to build on the existing momentum of industrial growth in the Hermanstad area, while becoming a catalyst for economic growth, job creation and area upliftment.

Through the creation of sustainable employment opportunities, the provision of increased public transportation and the implementation of building conservation technologies, eco-one aims to lead the way towards the future of Tshwane.

POTENTIAL FOR URBAN REGENERATION OF ADJOINING AREAS AND INCORPORATION OF A TRANSIT ORIENTED DEVELOPMENT (TOD)

Transit Oriented Development

There exists an additional opportunity for the developer to partner with local authorities, enterprise and homeowners to redevelop and incorporate the adjoining residential area South East of the proposed industrial development. This would allow for the densification of the South Central residential area around the existing park.

The redevelopment option would formalise the already changing adjoining residential areas, unlocking a further 14.7ha for industrial development as well as optimising the layout for access to commuter rail and Tshwane Rapid Transit feeds into a Transit Oriented Development.

LIGHT INDUSTRIAL PARK

The new eco-one Light Industrial Park presents a rare opportunity for early positioning in the established Pretoria West industrial node.

Strategic location
The 35ha site is strategically located, with access to major arterial roads as well as commuter and goods rail links, which are all within 5 kilometres North West of Pretoria’s Church Square or Central Business District.

The perfect link between workforce, transport, commerce and industry
The site is situated on the edge of existing industrial townships, which are part of the successful, well developed Pretoria West central node. It also borders on established residential townships. This provides an ideal fusion of the key elements: access to a skilled workforce, the synergies of neighbouring industrial, manufacturing and logistics businesses in close proximity.

Flexibility
The developers of this strategically located site are open to exploring productive partnerships with local and international industry.

Favourable opportunity
The development site is currently zoned for agricultural, and in the advanced stages of completing its Environmental Impact Assessment (EIA). Progress indicates that eco-one Industrial Park will be ready to break ground with the introduction of services in the second half of 2013.
